Put your best foot forward when applying for a rental property

We manage and lease a lot of properties here at Wiesner Property and whilst we do this on a daily basis and we know how to make the leasing process as simple as possible, it might not be as clear for our potential tenants! So, we have put together a list below of some of the things that make the tenant application process a little simpler and quicker, to help everyone out!

Your application could be approved faster if you:

  • Document format: have all your documents in PDF format and saved digitally with the document named clearly.
  • Proof of identity: we will request copies of your photo ID, which can be a current driver’s licence or a passport.
  • Proof of income: you will need to provide your 3 most recent payslips to prove your income. If you are self-employed, you will need to provide a tax return and contact information for your accountant.
  • Bank statements: when we request your bank statement, we are just looking for proof of your current balance or savings, rather than a list of transactions. So, just the front page of your statement that highlights your balance and has your legal name is all we need.
  • Tenancy ledger: if you have rented before, we will need a complete ledger from your current property manager, which shows a pattern of paying your rent on time.
  • Students or lack of rental history: if you are a student or are just starting your rental journey, we will request a letter from a guarantor. This person will need to be willing to cover the financial obligations of your rent should you default in any way.
  • References: we will require references from your direct manager at work and your current property manager and providing these contact details at the outset can speed the process up!
